from Start to Sold.

From a broker who has been there
and Sold Over 1100 homes
With Care, Experience, and Support
At 93, my mom was fiercely independent, always up for an adventure, and often the life of the party. To give you an idea of what kind of a character she was — this is a photo of her dressed up for a Bridgerton-themed birthday party.
She passed away at home, surrounded by her kids and grandkids, on May 12, 2024 — Mother’s Day. I have no doubt she’s smiling about that timing in heaven, knowing she pulled off the ultimate “never forget me” exit.
Classic Mom.
As I sorted through her home – every drawer, closet, and long-forgotten box held a story. I found new greeting cards ready to brighten someone’s day, Mother’s Day drawings I’d made for her as a kid, and enough plastic grocery bags to open a store!

I bet you’ve had those moments too: the laughter at a quirky find, the tears over a forgotten treasure, and the head-scratching “Why did they keep this?”
Losing her reminded me of something I already knew: handling an estate is never just a transaction. It’s a deeply personal and logistical journey — one that can quickly become overwhelming.
If you’re here, chances are you’re in charge of an estate, trust, or inherited property, and you’re wondering how to handle the real estate (and everything else) — without getting trapped in delays, lowball offers, or hidden pitfalls that can cost families thousands.
You don't have to figure it out Alone.
I’m here to guide you — step by step — through all the things your attorney doesn’t cover. To make a few of those tasks easier, I’ve created two free guides for you:

- Easier Estate Cleanout: Where to Donate Stuff
Most people know where to donate clothes or furniture. But what about medical equipment, bulky electronics, collectibles, or other items the usual places won’t accept? This guide gives you a full list of local options — with contact details, pickup availability, hours, and tips to make it as painless as possible. - How to locate Lost Life Insurance Benefits
Billions of dollars in life insurance and annuity benefits have gone unclaimed, often because families simply don’t know a policy exists. Because the average U.S. life insurance policy is worth around $150,000, it is worth taking a few minutes to check. This free resource walks you through how to search for unclaimed benefits.
If you’d like me to send you a copy of either or both of these guides, please give me a call at (314) 488-0494.
Put My Experience to Work for You…
I’ve sold over 1,100 homes and rank in the top 1.5% of agents nationwide — but numbers aside, what really matters is how that experience protects your equity, speeds up the process, and helps you walk away with more peace of mind (and more money). I know how to spot what buyers want, how to price your home to attract strong offers, and how to position it to stand out — even in tough markets.
From negotiating with confidence to solving problems before they derail a deal, I bring a level of insight and strategy that only comes with experience. I’ve handled just about every curveball a sale can throw, and I use that knowledge to help you avoid costly mistakes, sell faster, and walk away with more.

It starts with a smart, customized marketing plan. I don’t believe in cutting corners — every listing, no matter the price point, gets the same high-level treatment.
Here are just a few of the tools I use to get your home in front of the right buyers:

A pricing strategy designed to attract multiple offers and maximize your sale price
Professional photos to highlight your home’s best features
Virtual staging to help buyers see the home’s potential without costly updates
Discounted full-service staging if that’s a better fit
3D Virtual Tours for an immersive online experience
A custom property website using the home’s address as the domain
Direct marketing to reach the right buyers efficiently
MLS exposure plus extended distribution to major real estate sites for maximum visibility
Access to 3,000+ buyers and investors on my private list
Whether you’re considering an as-is cash sale or a full retail listing, my goal is simple: maximize your sale price by combining experience, strategic marketing, and strong negotiation skills.
What Wholesalers
Don’t Want You to Know
Is your mailbox filling up with offers from unlicensed wholesalers promising you a quick cash sale with no agent commissions, and they’ll even pay closing costs? What they often don’t tell you is that they are trying to buy the home for pennies on the dollar.

Many of these “buyers” try to lock your home under contract at a below market price before you realize its true sales potential. Then, they flip the contract to another buyer – pocketing a hefty markup which is equity that rightfully belonged to your family.
Your home doesn’t have to be HGTV-pretty and you don’t have to do expensive renovations for me to get you higher offers with a quick closing. In fact, I can’t tell you how many times I’ve received half-price offers from wholesalers for properties that I have ended up selling over list price.
For example, I recently helped a family in St. Louis sell their inherited home for $62,000 more than a wholesaler offered — and I coordinated the cleanout so they didn’t have to lift a finger.
If you’re managing a probate, trust, or inherited property — especially from out of state — you need a local partner who treats your family’s property as if it were their own — handling details, solving problems, and keeping everything on track until the keys are handed over.
I work closely with attorneys and families to streamline the real estate process, make sure nothing falls through the cracks, and keep everyone informed every step of the way.
But don’t just take my word for it. Here’s what one client shared after working with me:

“I worked with Malinda selling my late mother’s home. She is incredibly experienced in probate sales. If I could give her more than five stars, I would.” — Carmen Meszaros
And this is from an investor client for whom I’ve successfully sold over 30 homes — each one proving, time and again, that he could count on me to deliver:

“Deadlines? She’s on them before I even know they exist. Updates? Frequent, clear, and often peppered with the kind of insights that make you think, ‘Wow, she actually likes this stuff.’ She doesn’t just sell houses — she orchestrates transactions.” — Travis Laws
Navigating a major life transition can feel overwhelming — whether you’re just getting started or already knee-deep in the details. I’m here to help with resources, guidance, and support. Let’s take it one step at a time. There’s no pressure, and even a small step can make things feel more manageable.

P.S. May I Ask a Favor?
If you have luggage you were planning to donate, I have a small favor to ask that can make a big difference. As a former volunteer board member for the Foster and Adoptive Care Coalition, I’ve seen how difficult it is for kids in foster care to relocate — often carrying all their belongings in a trash bag.
If you would consider donating your luggage, you’d be giving a suitcase full of hope to a child who truly needs it.
And since I know you already have a lot on your plate, I’ll personally take your luggage donation to MyLifeInABagFoundation.org, and then send you a donation receipt.
It’s a simple way for your loved one’s legacy to continue helping others — and I’d be honored to assist. Take the first step — call or text me at (314) 488-0494 to turn your luggage into a lasting gift for a child in need.
Malinda is the broker-owner of Terreri Team Realty LLC and has hosted episodes of American Dream TV: Selling St. Louis.

Her favorite training: The Art of Negotiating, taught by a former FBI hostage negotiator.

“When your mom passes, the last thing you want to think about is probate, especially with wholesalers making lowball offers on her house. If you are looking for someone with an enormous heart and extensive experience to guide you through the process, you need to hire Malinda Terreri. She is an expert, not only on how to price, position and market your childhood home, she has vast knowledge of all aspects of settling the estate. I would have been lost without her and l don’t even want to think about the important issues that would have slipped through the cracks without her involvement. She is smart, organized, on top of every issue, a super communicator, and through all the pain, she often made me laugh. She found the perfect buyer for Mom’s house and I couldn’t recommend her more highly." - Vicki Merrill
